You will need to complete a two-page application form, with details on your current address, employment, landlord (where applicable), etc. The form will be forwarded to our specialist referencing agency, who will carry out the checking. You will be asked to pay an administration fee of £85.00 (inc VAT), which covers our expenditure on referencing, and the pre-tenancy work that we do on your behalf. There is no other agency charge to incoming tenants.

When the references are complete, the report is shown to the landlord/s for their approval. We can then prepare the tenancy agreement.

Either on or before the start date of your tenancy, you will come to the office to sign the actual agreement, and make your initial payment for the first month’s rent in advance and the dilapidation deposit. The deposit is normally the same amount as a month’s rent. This payment must be made by bankers draft (cleared funds) or debit card.
 
Many of the properties which we rent out are also managed by Brooks and Co so we will be liaising with you, and will do all we can to help you settle into your new home. Other properties are managed by the landlords themselves.
